{"id":326,"date":"2014-06-03T11:10:00","date_gmt":"2014-06-03T11:10:00","guid":{"rendered":"http:\/\/dev.gahomesdigest.com\/blog\/buyer-financing-is-not-as-strong-as-duluth-ga-home-values.html"},"modified":"2014-06-03T11:10:00","modified_gmt":"2014-06-03T11:10:00","slug":"buyer-financing-is-not-as-strong-as-duluth-ga-home-values","status":"publish","type":"post","link":"https:\/\/search4.homes\/buyer-financing-is-not-as-strong-as-duluth-ga-home-values\/","title":{"rendered":"Buyer Financing Is Not As Strong As Duluth GA Home Values"},"content":{"rendered":"<p>The market may have shifted to a seller&#8217;s market however, Buyer Financing Is Not As Strong As Duluth GA Home Values. \u00a0Take\u00a0<a title=\"3825 Chastatee Drive\" href=\"https:\/\/search4.homes\/listings\/3825-chastatee-drive\/\">3825 Chastatee Drive.<\/a>\u00a0\u00a0This home went under contract 5 times. \u00a0Through no fault of ours or the seller&#8217;s the buyer&#8217;s financing fell through. \u00a0Let this be a lesson to those that think their agents are making &#8220;kick backs&#8221; from referring to lenders. \u00a0Good real estate agents recommend lenders they know can close the deal after talking with the client and provide the best service.<\/p>\n<p><iframe src=\"https:\/\/www.youtube.com\/embed\/RKD5W69SLwk\" frameborder=\"0\" width=\"560\" height=\"315\"><\/iframe><\/p>\n<p>In all 5 instances the closing date was missed. \u00a0Despite personal guarantees from the mortgage lender on several of those instances. \u00a0In fact, the Jarvis Team vetted them all and got their personal stamp of approval on the mortgage for their client. \u00a0Unfortunately 4 failed contracts and all my seller had to show for it was a very eager real estate team (us) and some earnest money collection procedures. \u00a0You see it was a surprise to the buyer as well! \u00a0In every instance it was the buyer that could not qualify because of some sort of last minute change.<\/p>\n<p>In the end, we listed this home at $205,000 and sold it for $205,000. \u00a0The seller did pay some closing costs (full disclosure). \u00a0The moral of this story is that Duluth Home Values are up, way up!
