Last year our market updates where some of the most visited blog posts we did!  So this year, every Monday, schedule willing we’ll be posting our Monday Market Update!  Every Monday it might be localized to neighborhoods like Hamilton Mill and other times it might be school districts, but we’ll always try to give a Metro Atlanta perspective to this. 

Is Spring Time The Best Time To Sell Your Home?  

This is a common question that we get all the time, especially coming off the holidays.   Last year, we told you that you do not want to wait until 2014, but rather get your home on the market before the rush.  Now, it’s even more imperative.  Many home sellers have waited and missed their window, and now they will directly compete with Atlanta builders, but right now there is still a shortage of inventory caused by the number of homes that have fallen off the market due to the holidays.   

Buyers are out and they are looking for homes all over.  Right now we have a number of buyers that are looking to upgrade their school districts.  Most home sellers believe that this only happens in Summer.  They miss pre-school and kindergarten families that see that now is the time to seize the market! 

Bottomline is all across Atlanta overall inventory levels are down and demand is increasing.  If you don’t want to compete with your spring fling neighbors then I recommend getting the home on the market.  This is not a market to be greedy and overprice your listing. 

2015 Real Estate Forecast For Atlanta

The Jarvis Team sees an increase in overall median purchase price for the 1st Quarter.  We see the price increase slowing come summer time with volume fluxuating again.  We are expecting a correction in the real estate (decrease) in later summer to early fall time period (Likely close to September).  We don’t recommend anyone buying a home that is a stretch and hoping for appreciation although that may be a popular theme this year. 

Interest rates will rise even if slightly, but that will likely spur more home buyers to the market.
